The home-stay is in Padang Bai, has 8 bedrooms, each with shower and toilet and fan cooled. Owners apartment consist of bedroom with ensuite, lounge come dining area and office. 1 bar, courtyard with B.B.Q, and roof top garden The home stay is across the road from the beach and the bar is next to the footpath and is 5 metres from the beach. The home stay has recently been renovated and comes complete with new linen, Tv's, Dvds' fridges, freezer, fully equipped kitchen and a fully equipped bar. The kitchen abuts the courtyard where guests have breakfast and other meals.
We have never focused on the food side of the home stay, being quite happy with the profits from the bar and the accommodation. The sale will be a walk in walk out basis.
There is 46 months left on our contract and the asking price is 405 million. The terms are: deposit of 45 ml and each 6 months a payment of 45ml. A total of nine payments of 45ml.
The home stay is very easily run with a staff of four. Break even point is achieved with an occupancy rate of about 50%
